Who owns Omaha Heating and Air Conditioning, and how long have they been in business?
Bret Jones founded the company in 2014 after seven years at a Carrier dealership in Aksarben. He holds City of Omaha Mechanical Contractor License #MC-2014-08847, Iowa Plumbing & Mechanical Systems Board License #B-027841, and EPA Section 608 Universal certification #608U-2014-227841. The company operates from the Lake Regency Building at 450 Regency Pkwy #370, less than a mile from the I-680 and West Dodge Road interchange.
How big is the company and how many technicians do you have?
Seven team members. Owner Bret Jones plus six full-time technicians and office staff: hydronics specialist Ryan Kowalski, installation lead Jess Sandoval, commercial manager Andre Patel, IAQ lead Krystal Bauer, cold-climate technician Mark Tran, and office manager Diana Holcomb. Sixty combined years of HVAC experience across the team. We don’t subcontract residential service calls to third parties — everyone on customer property is a W-2 employee covered by our general liability and workers’ compensation policies.
Are all your technicians background-checked and drug-screened?
Yes. Pre-employment criminal background and motor vehicle record checks, plus pre-employment and random drug screening. Every technician completes NATE certification within their first twelve months on staff (the company pays for testing and prep materials). NATE specialties currently held across the team include Air Conditioning Service, Air Distribution, Gas Heating Service, Heat Pumps, Hydronic Heat, Light Commercial Cooling, Light Commercial Refrigeration, and Senior Service Technician.

How quickly can you get a technician to my home?
Average response time inside the Omaha metro: under 90 minutes during business hours (Monday through Saturday, 8 a.m. to 5 p.m.), under 2 hours overnight and on Sundays. Response time to the Iowa side typically adds 15–25 minutes depending on the I-480 or I-680 bridge crossing and time of day. Polar-vortex no-heat emergencies and major derecho aftermath windows can extend these averages.
Do you operate 24/7?
Emergency service is available 24 hours a day, 7 days a week. Office staff hours are Monday through Saturday, 8 a.m. to 5 p.m. Sundays and State/Federal holidays the emergency line stays active for true emergencies (no-heat in winter, no-cool in extreme heat, carbon monoxide alarms, refrigerant leaks). Non-emergency scheduling resumes Monday morning.
Can I book online or do I have to call?
Both work. Online booking is available through the contact form on the site and routes to office dispatch within business hours. Emergency calls should go directly to the phone line (402) 258-6703 rather than online — we don’t want a no-heat call sitting in an email inbox at 2 a.m.

Pricing, Estimates & Diagnostics

Do you charge for diagnostic visits?
Yes. The diagnostic fee covers the technician’s time, the diagnostic instruments (combustion analyzer, manometer, refrigerant gauges, clamp meter), and the written report that follows. If you proceed with the recommended repair, the diagnostic fee is credited toward the repair cost. If you choose a different contractor, the diagnostic report is still yours to use for second-opinion purposes. We don’t run “free service calls” because experience says free leads to rushed diagnosis, and rushed diagnosis is how customers end up with $12,000 quotes for $200 problems.
How are written estimates structured?
Every estimate itemizes: equipment cost (with model number and AHRI certificate reference), labor hours, permit fees by municipality, refrigerant by pound (where applicable), electrical or venting modifications, condensate management, manufacturer warranty registration, and any disposal fees for old equipment. We do not provide verbal estimates and we do not bundle line items into opaque “package pricing.” Same-day decisions are never required.
What payment methods do you accept?
Visa, Mastercard, Discover, American Express, ACH bank transfer, paper check, and financing through the partners listed on our financing page. Credit card payments are processed through Stripe; we do not store full card numbers on our side. Personal checks are accepted from established customers.
Do you provide free second opinions?
We provide paid second opinions at the same diagnostic fee as a first-opinion visit. The reason is straightforward: a real second opinion requires the same measurement work as a first diagnosis (combustion analysis, static pressure, refrigerant charge verification, electrical readings). Anyone offering free second opinions is either eating that cost in marketing budget or skipping the measurements that make a second opinion meaningful. Climate Zone 5A & Local Conditions

What is Climate Zone 5A and why does it matter for Omaha HVAC?
Climate Zone 5A is the 2021 IECC classification for Douglas County, Nebraska, and Pottawattamie County, Iowa. The “5” designates cold winters (5,400–7,200 heating degree days annually); the “A” designates humid summers. The classification matters because equipment sized correctly for 5B (semi-arid, like Denver or Boise) or 4A (warmer humid, like Kansas City) will fail differently here. Furnaces sized for 5A need to handle the -4°F ASHRAE 99% winter design temperature, which Omaha exceeds in the Eppley Airfield record about once every five years. Air conditioners need to handle the 75°F coincident wet bulb summer design, which means latent-load (moisture removal) capacity is as important as sensible (temperature drop) capacity.
How hard is Omaha’s water and does it affect HVAC equipment?
Yes. Metropolitan Utilities District (MUD) drinking water runs 8–15 grains per gallon hardness across the service territory, with calcium and magnesium carbonate concentrations varying between the Florence treatment plant (Missouri River alluvial aquifer) and Platte West (Platte River alluvial aquifer). This hardness destroys whole-house humidifier pads in 10–16 months instead of the manufacturer-rated 24, scales steam humidifier canisters within a single heating season, and clogs evaporator condensate lines with biofilm-bound mineral deposits. We service these components on Omaha-corrected intervals, not manufacturer defaults.
How does the polar vortex affect Omaha furnaces?
The January 2019 polar vortex pushed Eppley Airfield to -22°F — 18 degrees below the ASHRAE 99% winter design temperature. Furnaces running at design capacity during these events can struggle if combustion air supply is restricted, vent terminations are snow-blocked, or condensate drains freeze on 90%+ AFUE condensing units. Pre-winter tune-ups focus on combustion air verification, vent termination clearance, condensate trap heat protection, and gas pressure verification on MUD delivery (7″ WC nominal, 14″ WC maximum).
What about derechos and hailstorms?
The Omaha metro takes a major hail event (one-inch stones or larger) in roughly half of all spring storm seasons. The August 2020 derecho clipped western Iowa with 80–100 mph straight-line winds and damaged outdoor condensing units across the Council Bluffs and Carter Lake side. We spec hail guards on every install in exposed locations, recommend condenser cages where storm exposure is documented, and verify mounting hardware against the IBC and ASCE 7-22 wind-load tables. Insurance claims processing through Allstate, State Farm, American Family, Farmers, and similar carriers is part of our routine workflow during major storm seasons.

Equipment, Refrigerants & the 2025 R-454B Transition

What is R-454B and how does it affect 2025 AC and heat pump installs?
R-454B is the low-GWP (global warming potential) refrigerant replacing R-410A for new residential split-system AC and heat pump equipment under the EPA AIM Act phasedown. The transition took full effect January 1, 2025. R-454B is classified A2L — mildly flammable — which changes leak detection protocols, line set fittings, and ventilation requirements in some installations. Every technician on our team has completed manufacturer-specific R-454B handling certification. Existing R-410A and R-22 systems can still be serviced; only new equipment manufactured after the transition is mandated to use R-454B or other low-GWP alternatives.
What manufacturers do you install and service?
We install Carrier, Trane, Lennox, Rheem, Bryant, Goodman, American Standard, Mitsubishi Electric, Daikin, and Bosch residential systems. We service all major brands including those plus York, Amana, Coleman, Heil, Tempstar, and most hydronic boilers (Weil-McLain, Burnham, Slant/Fin, Lochinvar, Viessmann, Buderus). Brand selection on new installs is driven by load, climate zone, refrigerant compliance for the 2025 transition, and homeowner budget — not by dealer incentives.
How long should a furnace last in Omaha’s climate?
Properly sized and maintained, 18–25 years for an 80% AFUE atmospheric furnace and 15–22 years for a 90%+ AFUE condensing unit. Condensing furnaces wear faster on the secondary heat exchanger because of the acidic condensate they produce, but they save enough on fuel use to justify the shorter lifespan in a 6,300 HDD climate. Oversized furnaces (the most common installation error) short-cycle and fail earlier; right-sized units following ACCA Manual J load calculations consistently outlast nameplate expectations.
How long should an air conditioner last in Omaha’s climate?
Properly sized and maintained, 12–18 years. Coil corrosion from MUD-water condensate handling, fin damage from hail exposure, and short-cycling from oversized capacity are the three primary failure modes in this market. AC equipment installed with hail guards and right-sized to ACCA Manual J load consistently runs 15+ years. Oversized AC equipment that short-cycles through humid Omaha summers grows biofilm on the evaporator and fails the compressor 5–8 years earlier than expected.
What MERV filter rating do you recommend?
MERV 13 minimum for residential systems with verified blower capacity, MERV 11 as a fallback if static pressure measurement shows the existing air handler can’t push through a 13. We measure static pressure on every filter upgrade because installing a high-MERV filter on an undersized blower drops airflow, overheats the heat exchanger in winter, and freezes the evaporator coil in summer. MERV 13 captures over 75% of PM 1.0 particles — meaningful in the Omaha metro because of spring/fall pollen loading and occasional western-wildfire smoke days.

Permits, Licensing & Insurance

Do you pull permits for HVAC work?
Yes — on every installation. We pull permits through the City of Omaha Permits & Inspections Division, the City of Bellevue Building Department, La Vista, Ralston, the Council Bluffs Building Department, the Carter Lake building authority, and Pottawattamie County for unincorporated areas. Permit pulling is not optional and not “an extra service fee” — it is included in the installation cost on every quote we write. Unpermitted HVAC voids most homeowners’ insurance and creates disclosure problems at sale.
What insurance coverage do your technicians carry on the job?
General liability coverage of $2,000,000 aggregate through The Hartford. Workers’ compensation through EMC Insurance. Commercial auto policy covering every vehicle on customer property. Certificate of insurance available on request before any work begins, including the customer or the customer’s property management company as additional insured if the situation requires.
What does the City of Omaha mechanical contractor license actually cover?
The City of Omaha issues mechanical contractor licenses through the Permits & Inspections Division. The license authorizes the holder to install, repair, and maintain mechanical systems (HVAC, refrigeration, ductwork) within the city limits. Nebraska does not have a state-level HVAC contractor license — HVAC contractor licensing is administered at the municipal level. Surrounding cities (Bellevue, La Vista, Ralston) typically recognize the Omaha license under reciprocity or issue parallel city-specific licensing. Iowa, by contrast, licenses HVAC contractors at the state level through the Iowa Plumbing & Mechanical Systems Board.

Energy Rebates & Tax Credits

What rebates am I eligible for in Omaha?
OPPD (Omaha Public Power District) offers heat pump rebates, smart thermostat rebates, and various efficiency incentives that change annually. MUD (Metropolitan Utilities District) offers natural gas conversion rebates and high-efficiency equipment incentives. Iowa-side customers in Council Bluffs and Carter Lake fall under MidAmerican Energy’s rebate program. We process the paperwork as part of every install where the customer qualifies. Can I claim the federal Section 25C tax credit on a new system?
Yes, if the equipment meets the Energy Efficient Home Improvement Credit thresholds. Heat pumps that meet CEE Tier 2 thresholds qualify for up to $2,000. Furnaces at 95%+ AFUE qualify for up to $600. Central AC at ENERGY STAR Most Efficient qualifies for up to $600. A home energy audit qualifies for up to $150. Annual aggregate cap is $3,200 with $2,000 for heat pumps/biomass and $1,200 for everything else combined. The credit applies to the year the equipment is placed in service, not the year of purchase.

Emergency Service

What counts as an HVAC emergency?
No-heat in winter with outdoor temperatures below 25°F. No-cool in summer with indoor temperatures above 85°F. Carbon monoxide alarm activation. Visible or audible refrigerant leak. Visible gas leak (call 911 first, then MUD emergency at 402-554-7777, then us). Water damage from a failed condensate pump or heat exchanger. Boiler pressure relief valve discharge. These get priority dispatch any hour of any day.
What does after-hours emergency service cost?
Emergency call-out fees vary by time and day. Sunday and holiday emergency calls carry a higher dispatch fee than weekday evenings. The dispatch fee covers the technician’s after-hours wage premium and the truck call-out; parts and labor for the actual repair are quoted at standard rates and reviewed with you before work begins. We do not pressure-quote during emergencies; we stabilize the situation, give you a written estimate for the permanent repair, and let you decide whether to authorize work immediately or schedule it for the next business day.
