HVAC Warranty — Omaha Heating and Air Conditioning
Three separate warranty layers protect an HVAC system installed by Omaha Heating and Air Conditioning. The Company’s workmanship warranty covers installation-side defects. The manufacturer’s equipment warranty covers parts-side defects. And, for customers on multi-year maintenance plans, plan-level enhancements may add labor coverage and extended terms beyond the manufacturer’s published warranty. The page below explains exactly what each layer covers, what it doesn’t, how MUD-water hardness specifically affects warranty mechanics in this market, and how to make a claim if equipment fails inside any of the coverage periods.
Layer 1 — Omaha Heating and Air Workmanship Warranty
Coverage Period: 2 years from the date of installation completion
What It Covers: Installation-side defects attributable to our work
Claim Cost to Customer: $0 for labor and materials to correct covered defects
The workmanship warranty covers anything that goes wrong because of how the equipment was installed, not because of how the equipment itself was manufactured. Specifically:
- Refrigerant charge errors — if a system was undercharged or overcharged at installation and that error manifests as a performance problem within 24 months, we re-balance the charge at no cost. Subcooling and superheat are verified at install and re-verified during the warranty service call.
- Electrical connection defects — loose lugs, miscrimped wire nuts, incorrect breaker sizing, missing strain relief, ungrounded connections. Any failure traceable to installation-side electrical work is covered.
- Vent and combustion air defects — vent termination clearance violations, undersized vent pipe, missing condensate neutralization on 90%+ AFUE furnaces, improperly slope d condensate drains.
- Gas piping connection defects — leaks at unions, missed sediment trap installation, gas pressure delivery not verified at 7″ WC nominal per MUD specification.
- Condensate management defects — pan slope, condensate pump wiring, secondary drain pan installation per the 2021 IMC.
- Duct connection defects — leaks at plenum-to-trunk transitions, missed mastic application, undersized flex collar connections.
The workmanship warranty does not cover:
- Failures caused by Customer modifications or third-party work after the install completion.
- Damage from acts of God: hail (including the major April through July hail seasons), derecho events (such as the August 2020 derecho), lightning strikes, polar vortex temperature extremes that exceed equipment design specifications, flood, or tornado damage.
- Normal wear-and-tear consumables: filters, humidifier pads, UV lamps, batteries in smart thermostats.
- Failures resulting from neglected manufacturer-recommended maintenance.
- Equipment manufacturer defects (covered under Layer 2 below).
Layer 2 — Manufacturer Equipment Warranty
Every new equipment installation is registered with the manufacturer within 60 days of completion to activate the extended warranty period. Without registration, equipment defaults to the manufacturer’s base warranty (typically 5 years on parts). With registration, the warranty extends to the manufacturer’s standard registered terms. Coverage details vary by manufacturer:
- Carrier and Bryant — 10-year limited warranty on parts for registered residential equipment (Infinity and Performance series). 20-year limited warranty on the compressor for specific Infinity-tier units. Heat exchanger lifetime warranty on registered Infinity gas furnaces. Bryant residential parallel terms.
- Trane and American Standard — 10-year limited warranty on parts for registered residential equipment. 12-year compressor warranty on XV20i and XL20i premium units. Heat exchanger 20-year or limited lifetime warranty depending on specific furnace model.
- Lennox — 10-year limited parts warranty on registered residential equipment, including Signature Collection (Dave Lennox), Elite Series, and Merit Series. Compressor warranty extends to 10 years on Signature Collection.
- Rheem and Ruud — 10-year limited parts warranty on registered residential equipment. 10-year compressor warranty. Heat exchanger warranties vary by furnace tier.
- Goodman and Amana — 10-year unit replacement warranty on registered Amana premium gas furnaces. 10-year parts warranty on Goodman registered equipment. Compressor warranties range from 10 years on standard equipment to lifetime on certain Amana models.
- Mitsubishi Electric — 10-year limited warranty on parts and compressor for residential split systems registered through the Mitsubishi Diamond Contractor program. Cold-climate Hyper-Heat systems include 12-year compressor warranty on M-Series equipment.
- Daikin — 12-year unit replacement warranty on registered Daikin Fit, Aurora, and DZ20 series equipment installed by Daikin Comfort Pro dealers. 12-year compressor and parts warranty under registration.
- Bosch — 10-year limited warranty on parts and compressor for registered IDS Premium series heat pumps. Bosch greenhouse warranty options apply to specific commercial equipment lines.
Manufacturer warranties typically cover parts only. Labor to install warranty-replaced parts is usually not covered by the manufacturer past the first year, unless the customer is on an extended labor warranty plan purchased separately at install time. Labor on warranty work is billed at our standard service rates if not covered by either the manufacturer or a maintenance plan.
Layer 3 — Maintenance Plan Warranty Enhancements
Customers enrolled in our multi-year maintenance plans receive additional warranty coverage layered on top of the manufacturer terms:
- Priority Service — emergency dispatch priority over non-plan customers during high-demand windows (polar vortex weeks, summer heat waves).
- Reduced or waived diagnostic fees — the typical $99–$159 diagnostic fee is reduced or waived for plan members on covered equipment.
- Labor warranty enhancement — certain plan tiers add labor warranty coverage on top of manufacturer parts coverage, extending the all-in coverage period for both parts and labor.
- Discount on parts and accessories — 10–15% reduction on parts and accessories not under manufacturer warranty.
- Free annual tune-up — the plan visit itself includes combustion analysis, refrigerant charge verification, static pressure check, and capacitor microfarad reading, with the results documented in the customer’s project file.
How MUD-Water Hardness Affects Warranty
This is specific to Omaha, Bellevue, La Vista, Ralston, and the rest of the MUD service territory. The 8–15 grain-per-gallon water hardness has direct warranty implications on equipment that contacts the water supply:
- Whole-house humidifier pads — manufacturers rate pads for 24 months of typical use. Omaha’s MUD water destroys pads in 10–16 months. Pad replacement is a consumable expense not covered by manufacturer warranty regardless of the install date. We service pads on Omaha-corrected intervals (every 14 months) rather than manufacturer defaults.
- Steam humidifier canisters — scale faster than published lifespans in MUD-water systems. We track canister condition during annual service and recommend replacement before scaling causes the unit to fail in midwinter.
- Evaporator condensate management — condensate from an AC coil is slightly acidic. When that acidic condensate carries dissolved mineral content, it accelerates corrosion on copper drain pans and trap lines. We install secondary safety drain pans and condensate neutralizers as part of installation; both are warranted under workmanship coverage if defective at install but are subject to maintenance-driven replacement schedules over time.
- Boiler waterside scale — in cast iron sectional and steam boilers in Dundee, Bemis Park, Field Club, Gold Coast, and Cathedral, MUD water introduces calcium and magnesium scale into the waterside that, untreated, will reduce heat transfer efficiency over decades. Annual boiler service includes scale assessment and skim-blow when indicated.
Climate Zone 5A Warranty Considerations
A few warranty issues are specific to the Omaha climate beyond what manufacturers cover:
- Hail damage to outdoor condensing units — outdoor condenser coil fins damaged by hail are typically not covered by manufacturer warranty (acts of God exclusion). Coverage falls under homeowner’s insurance or, when severe, business interruption coverage. We install hail guards in exposed locations as a preventive measure.
- Polar vortex outdoor unit issues — cold-climate heat pumps from Mitsubishi (Hyper-Heat), Daikin (Aurora), and Bosch (IDS Premium) are designed to operate down to -13°F or colder. Equipment from manufacturers not specifically engineered for cold climates may fail to deliver rated performance at Omaha’s -4°F ASHRAE 99% design temperature or the periodic deeper cold extremes (the January 2019 -22°F event). When we install standard equipment in this market we document the design-temp performance limit; warranty doesn’t cover “underperformance at temperatures the equipment was never rated for.”
- Derecho and tornado damage — the August 2020 Iowa derecho damaged outdoor condensing units across Council Bluffs and Carter Lake. Wind-damage exclusions apply to manufacturer warranty for equipment torn from mounting pads or struck by debris. Insurance claims handled separately.
How to Make a Warranty Claim
- Call our office at (402) 258-6703 during business hours (Monday through Saturday, 8 a.m. to 5 p.m.). Provide your name, service address, and the equipment that failed.
- We schedule a diagnostic visit — usually same-day or next-day for warranty calls. Diagnostic fee is waived if the failure is covered under workmanship or your maintenance plan.
- Failure diagnosis — the technician confirms the failure and determines coverage: workmanship (Layer 1), manufacturer (Layer 2), or maintenance plan (Layer 3).
- For manufacturer warranty claims — we order the replacement part through the manufacturer’s authorized distributor (typically the same one we used at install). Part availability is usually 1–5 business days. Customer’s labor charge applies unless covered by maintenance plan or first-year manufacturer labor terms.
- Replacement and verification — warranty-replaced parts are installed and the system is re-commissioned. Combustion analysis, charge verification, or other applicable checks are performed and added to the customer file.
Why Equipment Registration Matters
The most common warranty pitfall in residential HVAC is failed registration. The manufacturer’s base warranty (typically 5 years on parts) applies automatically. The extended warranty (typically 10 years on parts for registered equipment) applies only if the equipment is registered within 60 or 90 days of installation, depending on manufacturer. We handle registration as part of every install and provide the customer with the registration confirmation in the project file. If you bought a home with HVAC equipment installed by a previous contractor, the registration may or may not have happened — this is one of the first things we check during a home inspection visit.
Frequently Asked Questions
- How long is the parts warranty on a new furnace or AC installed by Omaha Heating and Air?
- Most major residential manufacturers extend a 10-year limited parts warranty on registered equipment. Carrier, Trane, Lennox, Rheem, Bryant, Goodman, American Standard, and similar all converge near this 10-year threshold for registered residential systems. Some premium-tier equipment carries longer-term warranties: 12-year unit replacement on Daikin Fit/Aurora series, 12-year compressor warranty on Trane XV20i and Mitsubishi M-Series, and heat exchanger lifetime warranty on Carrier Infinity furnaces. We register every install within 60 days and provide registration confirmation to the customer.
- What does the 2-year workmanship warranty actually cover?
- Installation-side defects attributable to our work: refrigerant charge errors, electrical connection defects, vent and combustion air issues, gas piping leaks, condensate management defects, and duct connection problems. It does not cover failures caused by Customer modifications, third-party work, neglected maintenance, equipment manufacturer defects, or acts of God (hail, derecho, lightning, flood). Workmanship claims are at no cost to the customer for both labor and materials needed to correct the covered defect.
- If my hail-damaged AC condenser was installed by you, does the warranty cover the damage?
- No. Hail damage is an act of God exclusion under both the manufacturer warranty and our workmanship warranty. Coverage falls under your homeowner’s insurance (typical claims through Allstate, State Farm, American Family, Farmers, and similar carriers). We process insurance-claim work routinely after major hail events (such as the May 5, 2023 hailstorm that hit Sarpy County and southwest Omaha) and install hail guards as part of every replacement to prevent the next event from causing the same loss.
- Does my MUD-water humidifier pad replacement count as a warranty issue?
- No. Humidifier pads are wear-and-tear consumables. Manufacturer warranty does not cover them, and our workmanship warranty does not cover them. However, the failure pattern in Omaha is specific to MUD water hardness: pads die at 10–16 months rather than the manufacturer-rated 24. We service humidifier pads on a 14-month interval rather than the manufacturer default to prevent mid-winter failure. Replacement pad cost is typically $35–$95 depending on humidifier model.
- What happens if my Carrier furnace heat exchanger cracks at year 12?
- Depends on the specific Carrier model. Many Carrier Infinity-tier residential furnaces carry a lifetime heat exchanger warranty for the original owner of registered equipment. A heat exchanger crack in a registered Carrier Infinity furnace at year 12 is typically a covered manufacturer warranty claim for the part itself; labor to install the replacement heat exchanger is billed at our service rates unless the customer is on an extended labor plan. Other Carrier tiers (Performance, base efficiency) carry shorter heat exchanger warranties, typically 20 years on registered Performance series. Bring us the model number and we can verify the specific warranty terms.
