Boiler Restorations — Dundee, Bemis Park, Field Club, Gold Coast
The pre-1940 housing stock across central Omaha was built when cast iron sectional and steam boilers were the standard. Most original systems are still in service, often on third- or fourth-generation tune-up cycles. Our hydronic specialist Ryan Kowalski restores these systems rather than condemning them — the cast iron itself frequently has more life than the controls and accessories bolted to it.
- 1924 Dundee — Burnham Series 2 cast iron sectional to modulating-condensing conversion. The original Burnham was structurally sound but running at 67% measured combustion efficiency through a single-stage atmospheric burner. Replaced with a Lochinvar Knight WBN-085 wall-hung modulating-condensing boiler at 95% AFUE. Cast iron radiators retained throughout the house. Outdoor reset control programmed for the Omaha design day; weather-compensated supply temperature ranges from 95°F at 50°F outdoor to 165°F at -4°F outdoor. Combined heating fuel use dropped 38% measured year-over-year on a MUD billing comparison.
- 1908 Bemis Park — Slant/Fin steam boiler restoration. Single-pipe gravity-return steam system, original to the house. Three sections were leaking at the gasketed joints. Rather than replace the entire boiler, the sections were pulled, the joints re-gasketed with high-temp graphite cord, the boiler skim-blown to remove a century of internal scale, and the Hartford loop rebuilt to current standards. Cost: $3,840 versus a competitor quote of $18,200 for full replacement. The system runs at 1.5 psi operating pressure and holds it overnight.
- 1916 Field Club — Weil-McLain CGa-7 install with replacement of original 1916 gravity hot-water system. The original system’s expansion tank had failed and was venting water into the basement during every heating cycle. Installed a Weil-McLain CGa-7 series with a Taco bladder-style expansion tank, Taco 007e-F4 high-efficiency circulator, and B&G Series 100 air separator. Cast iron radiators retained; piping zone-divided into three loops (basement, main floor, upstairs).
- 1922 Gold Coast — Buderus G115WS oil-to-gas conversion. One of the few remaining oil-fired boilers in the neighborhood. Converted to natural gas with MUD service drop, new vent piping per the 2021 IMC, and a Buderus G115WS sectional unit selected for compatibility with the existing radiator network. Conversion permit pulled through City of Omaha Permits & Inspections.
Furnace Installations
Climate Zone 5A means furnaces in Omaha work harder than the same equipment in Denver or Kansas City. The 6,300 annual heating degree days drive AFUE selection toward 95%+ condensing units on almost every replacement.
- 1924 Benson American Foursquare — Carrier 59MN7 modulating gas furnace. Replaced an 11-year-old American Standard Freedom 90 that the previous owner’s contractor had attempted to condemn over a misdiagnosed pressure switch. Carrier 59MN7 at 98.5% AFUE, modulating burner with variable-speed ECM blower, paired with a Honeywell ProSeries thermostat for staged heat call. Manual J load: 71,800 BTU/hr. Installed unit: 80,000 BTU/hr (closest standard nominal to load).
- Elkhorn new construction — Trane S9V2 variable-speed install. A 2024 build on the western edge of Elkhorn with R-49 attic, R-21 walls, and triple-pane fiberglass windows. Measured Manual J: 32,100 BTU/hr. Installed Trane S9V2C100U2 at 40,000 BTU/hr nominal. Pairing with a 3-ton Trane XV20i heat pump for dual-fuel operation; furnace serves as the auxiliary heat source below 30°F outdoor.
- Florence retrofit — Lennox SLP99V Signature Collection. Replaced a 21-year-old Bryant Plus 80 that had been single-staging through three different zones for the last decade. Lennox SLP99V variable-capacity at 99% AFUE, with iComfort S30 thermostat for the three existing dampers. Vent termination relocated from horizontal sidewall (original install) to vertical roof penetration per the homeowner’s HOA preference. Permit closed through City of Omaha Permits & Inspections.
- Westgate post-derecho furnace repair. The 2024 May derecho took down a power transformer feeding a Westgate cul-de-sac. The OPPD outage lasted 27 hours. Three furnaces in the affected radius had circuit board damage from the surge when power restored. Replaced control boards on a Goodman GMVC96, a Rheem R96V, and a Carrier 59SC5. Warranty registration pulled on the surge-damaged components through each manufacturer’s regional rep.
Air Conditioning & Heat Pump Installations
Omaha’s 75°F summer wet-bulb design temperature means AC sizing is a latent-load problem first and a sensible-load problem second. Oversizing is the dominant local failure mode.
- Aksarben Village condo — Carrier 24ANB1 high-efficiency install. A 1,180-square-foot condo unit with a Manual J cooling load of 22,400 BTU/hr. Installed a 2-ton Carrier 24ANB1 with a variable-speed Infinity blower and 17 SEER2 efficiency rating. Customer wanted whisper-quiet operation; outdoor unit measured at 56 dB at 5 feet.
- Dundee historic home — Mitsubishi MXZ-SM48NAMHZ ductless zoned mini-split. Three-zone retrofit on a 1916 home that had never had central AC. Mitsubishi outdoor with three indoor heads: one MSZ-FS09NA wall unit in the living room, two MSZ-GL12NA wall units in upstairs bedrooms. Refrigerant lines routed through original utility chases; no new wall penetrations visible from primary living spaces.
- Bellevue Capehart family quarters — Daikin Aurora cold-climate heat pump. A military family quarters near Offutt AFB. Installed a Daikin RXTQ-TAVJUA 3-ton cold-climate heat pump rated for 100% capacity at 5°F and approximately 70% at -13°F. Backup heat: existing 80% AFUE gas furnace for dual-fuel hybrid operation below 25°F outdoor.
- Council Bluffs Loess Hills — Mitsubishi Hyper-Heat MXZ-SM72NAMHZ. A 1908 historic home in the bluffs district above West Broadway. The hillside terrain made traditional ducted retrofit impractical. Four-zone Hyper-Heat install with Mitsubishi MXZ outdoor and four indoor units sized to the four primary living spaces. Permit pulled through Council Bluffs Building Department.
- Hail-guard installation series — May 2023 hailstorm response. The May 5, 2023 storm dropped 1.5″ to 2.5″ stones across Sarpy County and southwest Omaha. Replaced fin-damaged condenser coils on 14 units in three weeks and installed Rheem RT-Series hail guards on each replacement to prevent the next event from causing the same loss. Insurance claims processed through Allstate, State Farm, American Family, and Farmers across the affected addresses.
Ductless Mini-Split Retrofits
- Old Market loft — Mitsubishi single-zone MSZ-FH18NA. An open-plan 980-square-foot loft above a restaurant in the Old Market district, original brick exterior walls, no existing HVAC. Single 18,000 BTU/hr indoor unit mounted on an interior wall, refrigerant lines routed through an interior chase, condensate to a tenant-side drain. Heating capacity rated to 5°F outdoor for cold-climate operation.
- Carter Lake cottage — Mitsubishi MZ-GL15 single-zone. A 720-square-foot lake cottage on the western shore of Carter Lake. Single-zone mini-split installed in place of a window AC and electric baseboard heat. The flood-zone elevation requirements (the property sits in FEMA Zone AE) required outdoor unit mounting on a stand 18 inches above grade.
- Florence basement office — Daikin Atmosphera ductless conversion. A finished basement office in a 1928 Florence Boulevard home where the main-house ductwork couldn’t carry the additional cooling load. Single-zone Daikin Atmosphera 12,000 BTU/hr unit with R-32 refrigerant. Independent thermostat allows the home office to be cooled during weekend work hours without conditioning the rest of the house.
Commercial Rooftop Units & Service Contracts
- Aksarben Village dental office — Carrier 48HC with economizer. A 2,400-square-foot single-tenant dental practice. Replaced a 16-year-old Bryant 580J rooftop unit at end of compressor life with a new Carrier 48HC07 (6-ton, 14 SEER2, R-454B) with an integrated economizer for free outdoor air cooling during cooler months. Programmed ventilation rate per ASHRAE 62.1 for staff occupancy. Year-over-year August utility comparison showed a 19% reduction.
- West Dodge Road accounting office — Trane Voyager Light Commercial. A 3,800-square-foot office condo with a 25-year-old single-package gas/electric rooftop that the previous service company had been patching together. Installed a new 8-ton Trane Voyager Light Commercial with two-stage cooling, two-stage gas heat, and Honeywell W7220 economizer control. Refrigerant: R-454B per 2025 EPA AIM Act compliance.
- Sarpy County light industrial — Lennox Landmark refrigerant transition. A 12,000-square-foot warehouse/light manufacturing facility with three 10-ton Lennox Landmark rooftops still running R-22. All three units were converted to retrofit-compatible Lennox replacements running R-454B, with new charge calculations and leak-down testing per EPA Section 608 protocols.
Indoor Air Quality & Duct Cleaning
- Ralston ranch ductwork cleaning — NADCA ASCS protocol. A 1958 Ralston ranch with original metal trunk ductwork and 65 years of accumulated debris. Krystal Bauer ran the cleaning per NADCA ASCS protocol: pre-inspection with borescope photography, source removal via mechanical agitation and HEPA negative-air collection, post-cleaning verification photos, NADCA-recommended NAC-2013 protocol documentation for the customer file. Static pressure measured pre- and post-cleaning showed a 0.18″ WC reduction.
- Bemis Park humidifier rebuild — Aprilaire 600 retrofit. An Aprilaire 600 series whole-house bypass humidifier on a Bemis Park home where the homeowner had complained of dry-air symptoms despite the system “running.” Inspection found a humidifier pad fully scaled with MUD-water mineral deposits and a saddle valve clogged at the inlet. Replaced the pad with an Aprilaire #35 evaporator pad, cleaned the distribution tray, replaced the saddle valve with a proper 1/4-turn ball valve, and verified water flow at 1.5 gpm.
- Bennington new construction — Panasonic Intelli-Balance 100 HRV install. A 2024 Bennington new build with a measured 0.6 ACH50 blower door reading — tight enough to require mechanical ventilation per the 2021 IRC. Installed a Panasonic Intelli-Balance 100 heat recovery ventilator with dedicated supply and exhaust ducting independent of the central air handler. A furnace sized 30% larger than the load will short-cycle, fail to reach steady-state efficiency, and shorten heat exchanger life.
